Leonard’s Hot Tip: You should always put your best foot forward when selling your property. You only have one shot at a first impression. Timing and momentum is everything! Think about how you want your property to appear to potential buyers. You want to wow them as soon as they see it.
On another note, when I’m dealing with tenanted properties, particularly multiplexes, I am conscious of my relationship with the tenants. The key is to be a tenant liaison and maintain good relations with your tenants. We want the tenants to feel at ease during the process. I always make sure to inform the tenants of the situation, their rights and remember to be fair. It is my job as a realtor to sell the property but I know that good relations with tenants will make the process smoother. I always make sure you give the tenants notices and inform them of showing schedules. Work with them and they will work with you.
2. Property Overview and Assessment
Once we have your selling strategy in place, it’s time to assess your property. Leonard always does a walkthrough with his clients and comments on different aspects of the property that may help or hinder the selling process. Once the walkthrough is complete, Leonard makes an assessment and will give you a timeline of what needs to be done. Whether we suggest to stage the property or we make recommendations on some touch-ups will affect your timeline before the listing is ready. There’s always things that need to be done before the property is ready for photos.
Leonard’s Hot Tip: Sometimes your property will need significant work to be ready. I have a list of contacts that I use to get work done and get it done well. Painters, carpenters, plumbers – you name it. It’s handy to know people. It’s always up to you, but I’ll tell it to you straight when I make my recommendations.
3. Work Begins
We want to get your home ready for photos and floorplans. This is also the step where we have your media package organised. Whether you only want to put together an online package or combine it with print, we want to have everything ready to go once the listing is set to go live. Renovations, painting, and staging will all need to be done in this step.
Leonard’s Hot Tip: When it comes to the media package, you have to be early. We’ve learned this the hard way. The media goes at its own pace. You can’t rush the Globe and Mail to highlight your property. It’s up to them. The best you can do is be ready right at the beginning. That being said, I have a couple of contacts in different media outlets that may be able to help us get things through.
4. Hitting The Market
Once all of the work on your property is done and the photos are finalised, your property is ready to go live and hit the market. Your listing will go up on the MLS (Multiple Listings Site) and any other platforms you want to see it on. We will make sure that any changes to the listing are updated on all platforms. We will also run showings in this phase. We make sure to track all the showings on your behalf.
Leonard’s Hot Tip: The key here is to always show up. I’m present for almost all of my showings and, in the rare case I’m unavailable, one of my team members will take over and show my client’s property.
5. Your Offer Situation
This step is all about negotiation. We are always on top of everything and will communicate with you effectively and in a timely manner. If you have multiple offers, you have the opportunity to assess which one best suits you. We may be able to bring you one of our own buyers.
Leonard’s Hot Tip: When I bring a buyer for my seller, my focus becomes both the seller and buyer. I want to sell the property and make both clients feel satisfied. I’ve been in real estate for over 25 years and I’ve picked up plenty of strategies and negotiation techniques. It can be tough, but I step up to the challenge.
